Q Are there any Inheritance or Capital Gains taxes in UAE?
A NO. However if you are buying from overseas you may be liable for such taxes in your home country.

 

Q  Do I need an offshore company to purchase my place in UAE?
A You do not need to have one but it makes sense to avoid transfer fees, reduce your tax exposure in your home country     and to make your purchase Sharia friendly.

 

Q Do I need to be a resident before I can buy a property?
A No. You don't need to be a resident to purchase a property in the UAE.

 

Q Can I sell my apartment before I have taken possession of it?
A You can sell your apartment upon taking possession and registering the apartment in your name with the Land     Department, subject to terms and condition agreed upon with the Developer at the time of signing the contract.

 

Q What is the legal status of my ownership?
A Upon completion, you will have a legal Free Hold title issued by the Land Department, Government of Dubai.

 

QCan I apply for more than one apartment?
A Yes you can.

 

Q Can I apply for a minor?
A Yes you can, but you also need to submit the passport photocopy of the guardian.

 

Q Is joint husband/wife ownership permitted?
A Yes joint ownership can be registered.

 

Q At the end of our days, can the property be passed to our children?
A Title to the property may be passed on subject to payment being made in full and provided there are no legal restrictions     preventing transfer of the specific unit or property.

 

Q Are we allowed to rent out our property once we have bought it?
A You can rent your apartment upon taking possession and registering the apartment in your name with the Land     Department, subject to terms and condition agreed upon with the Developer at the time of signing the contract.

 

Q Are there any other hidden costs that I will have to pay before taking possession of my apartment?
A As an organisation, our philosophy is to have complete transparency in our dealings with our customers. So there will be     no hidden extras. Whatever charges other government organisations will levy, will be as per the laws of the land.

 

Q What are the monthly maintenance charges I will have to pay?
A The monthly maintenance charges will be consistent if not better with the prevailing market rates. This will cover costs         related to maintenance and upkeep of the property.

 

Q What legal title will I get?
A Freehold Ownership.

 

Q Will my legal title be restricted in any way?
A Certain restrictions and conditions may apply to protect the investment of the apartment owners and to ensure that the     residential development remains a desirous, high quality one in years to come, each apartment owner will be required to     abide by certain rules.
